The approval of the Bella Vista TOD precinct marks an important milestone for a project shaped by both environmental resilience and landscape-led thinking.
Responding to the site's flood context, the design team refined the development through a series of carefully considered interventions that strengthen the project's long-term adaptability while preserving its vision for a connected and vibrant community. The resulting scheme integrates four residential buildings within a rich landscape setting that balances ecological performance, water-sensitive design, and everyday amenity.
At its heart, the landscape creates a network of communal gardens, shaded pedestrian connections, and biodiverse planting that supports both people and nature. The project demonstrates how resilient design can enhance, rather than compromise, the quality of place, delivering a future-focused neighbourhood that is deeply connected to its environment and community.
